Workstreams
The 14 topic guides that make or break an opening.
The backbone of the resource: 14 self-contained guides, each one you can hand to an owner. They share one shape — what it is, why it matters, who owns it, the first questions to ask, what’s opening-critical vs. can-wait, and how it goes from open to great.
A note on the word owner: it means the person responsible for getting the answer, making the decision, or keeping the task moving — not necessarily the person doing the work.
- 01 Project Control & Governance One source of truth, one owner, one rhythm. The workstream that keeps every other workstream from drifting into chaos.
- 02 Property Manager & Building Rules Your single most useful partner for opening on time. Get access, certificates of insurance (COIs), and the freight elevator right early, and most move-day disasters never happen.
- 03 Construction, Light TI & Punch Manage the physical work without pretending to be a contractor. Know what's required for safe use, and let the cosmetics wait.
- 04 Furniture, Fixtures & Equipment (FF&E) Get the desks, chairs, rooms, and storage to arrive on time, fit the space, and actually be usable — power included.
- 05 IT, Network, AV & Conference Rooms The office is not open if people cannot connect and meet — and installed is not the same as working.
- 06 Access Control, Security & Visitors Can a new employee get from the sidewalk to their seat on day one? If not, access isn't ready.
- 07 Move Logistics One plan, one command center, no assumptions. Everyone on site should know where to go, who's in charge, and what to do if something changes.
- 08 Kitchen, Pantry & Hospitality The deceptively small details that decide whether an office feels open. Desks and Wi-Fi aren't enough if there's no coffee, soap, or trash bags.
- 09 Office Supplies, Mail, Print & Storage The basics people reach for without thinking — plus a mail plan so packages don't keep going to the old address.
- 10 Janitorial, Trash, Recycling, Plants, Pest & Facilities Don't assume the landlord handles everything. Build a simple responsibility matrix and clear the "unknown" column first.
- 11 Employee Communications & Opening Experience Employees don't need every detail — they need to arrive successfully and trust the rest is handled. Write like a host, and name what's unfinished.
- 12 Finance, Procurement & Budget Small purchases add up fast in a compressed opening. Know who can approve what, and track every order in one place, before the urgent buying starts.
- 13 Compliance, Insurance, Health & Safety Not the glamorous part — the part that prevents real problems. Treat certificates of insurance (COIs), life safety, and emergency basics as opening requirements.
- 14 Decommissioning & Old-Space Closeout If there's an old office, don't let it become a forgotten project. It still has deadlines, return conditions, and costs.
