Certificate of insurance (COI)

A certificate of insurance is a one-page document proving a vendor carries insurance, often naming the building owner and manager as additional insured. The building typically requires a valid COI before that vendor or mover can enter or work on site.

Why you care: a missing or incorrectly worded COI is the most common reason a mover or vendor gets turned away at the door. Get the exact required language from the property manager early, and forward it to every vendor right away — reissuing a wrong one burns days you won’t have.
